Every expensive commercial loss we see has the same two contributing factors: nobody knew where the shutoff was, and nobody knew who to call.
A walk of the property with the shutoffs located, photographed and mapped — main water, sectional valves, gas, electrical. Key contacts with after-hours numbers. Building access and alarm protocol. Notes on where the vulnerable assemblies are: the riser in a chase nobody can reach, the water heater above a finished ceiling, the roof drain that ponds. It is an afternoon of work once.
Category and elapsed time drive restoration cost more than anything else. A maintenance tech who knows exactly which valve to close cuts elapsed time from hours to minutes, which is frequently the difference between drying a floor in place and demolishing it. Nothing else you can do in advance has that leverage.
Insurance certificates, W-9s, whatever your management platform requires — done while nothing is on fire. The worst time to discover a vendor is not approved in your system is the night you need them dispatched.
A pre-loss agreement is not an exclusivity contract and we would not ask for one. It means that when you call, we already know the building, and we are not asking your property manager to find a shutoff over the phone at midnight.
The walk and the plan are free for properties in our service area. It is plainly in our interest for you to have our number in the plan — we are not pretending otherwise — but the document is yours regardless of who you end up calling.
