Garden-style apartments and light industrial, built fast and built alike.
West Valley, West Jordan, Midvale and Murray hold an enormous volume of garden-style apartment inventory from the 1980s through the 2000s, plus light industrial and flex space.
Garden-style construction means shared floor and wall assemblies across many units with wood framing throughout. Water gets into a floor assembly and travels laterally, so the affected footprint is routinely two or three times the unit where it started. Because these complexes were built in batches, a failure mode that appears in one building tends to appear in the next.
Scale is the practical issue. A twelve-unit affected footprint needs equipment staged in one visit, not three, or the drying window stretches and materials that could have been saved come out instead.
