Student housing runs on a brutal turnover calendar, and the losses cluster around it — units empty over breaks, sprinkler and supply failures found days later, and a make-ready window that cannot move because a lease starts. The new commercial corridor has the opposite profile: young buildings where failures trace to installation and appliances rather than age.
In student housing the constraint is the calendar, not the building. If a unit has to be dry and re-let by a fixed date, that date drives the whole plan and we would rather know it on the first call.
